Terms

  1. Applicant(s) hereby acknowledge(s) payment of non refundable $35.00 as an application fee to cover the cost of a credit report and processing the applicant's Application to Rent.
  2. The sum paid by Applicant(s) shall not bear interest; nor shall its acceptance by Landlord impose upon Landlord any obligation to provide Applicant(s) with the rental. Landlord and Applicant(s) shall be equally bound as Landlord and Resident(s) respectively, only under a lease duly executed by both of them.
  3. All units are non smoking, therefore smoking is prohibited anywhere on the Property.
  4. Tenant(s) understand that they must carry their own insurance policy for their personal property.
  5. The amount of rent and security deposit is subject to change depending on the content of the application and the outcome of the application review.
  6. Applicant(s) represent(s) that statements made in the application are true and correct and hereby authorize(s) verification of references to include, but are not limited to credit checks, unlawful detainer checks or criminal checks.
  7. Applicant(s) agree(s) to furnish a photocopy of valid photo ID or other form of official, lawful photo identification, issued by a governmental agency.
  8. INCOME VERIFICATION:

    CURRENT EMPLOYMENT: Please provide a copy of your 2 most recent earnings statement with your application and recent tax return or W2 form.

    SELF-EMPLOYED: Please provide a copy of recent Tax Return including the Schedule C form and Quarterly Tax Return and 2 months bank statements with your application.

    OTHER INCOME: If you are relying on income from other sources, such as Social Security, Welfare, Child Support, etc., please provide documentation to verify this income at time application is submitted.
